Covington Park offers residents the choice of four builders with a variety of price ranges and sizes.  Located close enough to Tampa to enjoy city living, yet far enough away to relax in tranquil peace.  Covington is situated in the Hillsborough school district which boasts excellent schools and many choice of close to home higher education.

Q: Where is Covington Park located?

 
A: Covington Park, a Newland Community, is located in beautiful Apollo Beach, Florida. Take Interstate 75 to exit 246 (old exit 47); we are just to the west of the interstate and on the left off of Big Bend Road.  

 
Q: How many home sites will ultimately be in Covington Park at the time of its completion?  
A: When Covington Park is completed it will be home to approximately 1500 families.  

 
Q: What are the price ranges of the homes your community offers?  
A: Covington Park currently has four different builders with home prices ranging from the mid 100’s to the mid 300’s.
Newland Communities is a developer of multi-price point, master planned communities. Our community offers a variety of homes at various price points. We have found it to be a positive in terms of the way the community lives long term.
 

 
Q: What size of lots is available in Covington Park?  
A: We offer lots that are 40’ wide, 50’ wide, 60’ wide, and 70’ wide. All of the lots are at least 90 ft deep.  

 
Q: Are the lots and homes sold separately?  
A: No, the price of the homes listed by the builder includes both the price of the lot and the price of the home. All lots were purchased by one of our four builders from Newland Communities. Lots are not available for individual purchase by an outside party.  

 
Q: What type of amenities are afforded to the residents of Covington Park?  
A: Presently the Oak Park Recreation Center has a pool with a cabana; children’s play area, tennis courts, basketball courts, a sand volleyball court, and covered picnic tables. Stone Garden Park is a two-acre passive park located in the heart of the community with a chiming clock tower, lush trees, and a spacious lawn. There are paved hiking and biking trails located in various parts of the neighborhood. We also have several man made lakes scattered through out the development, all of which are stocked with Bass and Bream.

 

 
Q: Are there any additional amenities presently being planned for Covington Park?  
A: There is a pool that will be going in on a residential lot in the farthest east street in the community. It is a smaller pool, which is intended to relieve some of the crowding in peak use times at the existing pool. It should be completed by the end of this summer.

 

 
Q: Is Covington Park a deed-restricted community?  
A: Yes, Covington Park is a deed-restricted community. This ensures that the integrity of the neighborhood will not be compromised, keeping you and your neighbor’s property value high. You will receive a complete copy of the Covington Park deed-restrictions from your builder at the point of closing. These restrictions are enforced by our Homeowners’ Association, which is currently professionally managed. Once the occupancy for the entire complex has reached at least 80%, a resident board will be formed to handle the Homeowners’ Association.  

 
Q: How much are the Homeowners’ Association fees for Covington Park?  
A: Our Homeowners’ Association fee is $60 per year. This covers the planned resident activities and events that we have every quarter and our on site Resident Services Coordinator.

 

 
Q: What do the CDD fees encompass?  
A: The money obtained from the CDD fees performs two functions. First it pays back the bond that we, the developer, were issued in order to build the infrastructure of the community. Secondly it pays for the maintenance of the common areas and operation of the amenities in Covington Park.  

 
Q: How much are the property taxes for homes in Covington Park?  
A: The millage rate for this community is 23.61360  

 
Q: Which schools do the residents of Covington Park’s children attend?  
A: Children in kindergarten through 5th grade attend Apollo Beach Elementary, which is an “A” rated school by the state of Florida’s standards. The junior high serving community residents is Eisenhower Junior High, which is located directly across from Covington Park’s entrance on Big Bend Road. High school students attend East Bay High School, which is adjacent to Eisenhower Junior High. Newland Communities has donated a portion of land within Covington Park to the county to be used as an elementary school site. The Hillsborough County School Board will decide when construction of that school will commence, the developer has no input regarding this decision.

 

 
Q: Is Lake Saint Clair part of Covington Park?  
A: No, Lake Saint Clair is in no way affiliated with Covington Park. Newland Communities did not develop Lake Saint Clair. Lake Saint Clair’s developer is separate and we are not associated with them.  

 
Q: Are residents other than those of Covington Park permitted to use the amenities within the neighborhood?  
A: Non-residents may pay a marginal fee to join the CDD if they wish. .  

 
Q: Can a buyer purchase a 70’ wide lot and have the builder build a 1,000 square foot house on it?  
A: No, each lot size has a minimum and maximum square footage requirement that the builders must adhere to. Each builder in Covington Park has a catalog of floor plans that have been approved given the lot size on which they build.  

 
Q: If a buyer purchases a builder’s model home, may they leave the sales office as an office and not put in a garage door?  
A: No, the builder is required to turn their sales office into a garage prior to closing.  

 
Q: Are Covington Park Residents allowed to have pets?  
A: Yes, Covington Park Residents are allowed to have pets of the common variety, no livestock of any kind. However Hillsborough County does have leash laws that should be abided.  

 
Q: Are Covington Park Residents allowed to fence in their backyards?  
A: Yes, Covington Park Residents are allowed to fence in their backyards, but they must first submit a request and have it approved by the Home Owners’ Association. Currently the only fencing style approved is a 6’ board on board wood fence.
